Booking Procedure (applies to leases under 6 months)

availability. Upon confirmation of availability, you will receive a simple
lease for review and signature. A booking deposit is due with the signed
lease at this stage. Four weeks before your arrival, the balance will be
due. At this point, you will receive an information pack with all the
necessary information for the house.

Your Rental Includes:

• Electricity (except for rentals May through September when cost will be charged to security deposit)
• Cable TV
• Water
• LocalPhone Service
• Pool and Yard Maintenance
• Linens and Towels
• Complimentary twice monthly maid service for rentals in excess of one month

Additional Services

We are able to provide additional services such as food packs, cribs, equipment for children, babysitting, , etc. Please inquire about these services.

Arrival/Departure

Lease commencement is 4:00 p.m. on your arrival day. Lease termination is 11:00 a.m. on your departure day.

Smoking

Smoking is not permitted in any of the homes.

Payment

Prices exclude sales tax (please inquire for current rates).
A 30% booking deposit (30% of rental amount) is required to secure the home.of your choice. The rental balance is due 4 weeks before arrival.
We accept payment by Visa or MasterCard (for rentals of less than one month), and travelers, cashiers, and personal checks.  

Security Deposit

A refundable security deposit is also required. (from $500 per week, from $1,000 per month, depending on time of year). This is due 4 weeks before arrival together with the rental balance. The security deposit will be deducted with the cost of any damages, utility gas (primarily for pool heating), cleaning fee (dependent on length of stay) and long-distance telephone calls. (Balance is refunded to you after our receipt of phone bills.)

Cancellations

    Notice of cancellation must be given in writing.
Cancellation received within 10 days of making a booking is entitled to a full refund of the booking deposit. Cancellations received after 10 days of making booking will forfeit the entire booking deposit. Cancellations received within 30 days of commencement of rental will forfeit booking deposit and full rental balance. The security deposit will be refunded to you.

Additional Terms For Rentals In Excess of One Month

Security deposit and booking deposit amounts, cancellation terms and utility inclusions are negotiable. Please inquire. We do not accept payment by credit cards for leases 1 month and more - checks only.

General Terms For Leases 6 Months and Up

A rental application must be completed which covers credit history, employment history, prior rental history, references and public record background checks. Subject to a satisfactory report you will then sign a term lease and pay the agreed deposits plus first and last months rental. Rent is then paid monthly in advance. Typically our rentals include pool and yard service, water, trash collection, sewer and property taxes. The tenant is responsible for utilities and renters insurance.
